Discover opportunities

Looking for a property with potential?

Whether you're an experienced investor, a developer or a buyer ready to take on a project, auction can be a useful way to discover properties with different levels of work required. Our team can help you understand the process and arrange viewings on properties we market.

01 / RENOVATION

Houses Needing Repair

From cosmetic updates to substantial refurbishment projects, discover properties that could benefit from improvements. Always investigate the full scope and cost of works before bidding.

02 / VALUE

Potential Below-Market-Value Properties

Some auction guide prices may look attractive, but a guide price is not a valuation or a guaranteed sale price. Factor in bidding, fees, repairs and legal costs when assessing value.

03 / INVESTMENT

Buy-to-Let & Investment Opportunities

Explore properties with rental or resale potential, subject to condition, legal checks, local licensing requirements and your own investment appraisal.

Your buying options

How does buying at auction work?

Not all auctions work in the same way. The two main routes described in our buyer's guide are Modern Method of Auction and Traditional Auction. The individual listing and auction terms always take priority.

Conditional auction

Modern Method of Auction

A structured process with an intended completion period of 56 days from receipt of draft contracts for standard property types.

  • Potentially suitable for cash and mortgage buyers, subject to lender criteria, affordability and survey
  • Transparent bidding, with a Reservation Agreement for the successful bidder
  • A non-refundable Reservation Fee is normally payable in addition to the purchase price
  • Obtain a mortgage decision in principle and legal advice before bidding
Unconditional auction

Traditional Auction

A faster process, generally requiring completion within 28 days of exchange, with exchange taking place on the auction day.

  • Best suited to cash buyers who can meet the short timescale
  • Typically requires a 10% non-refundable deposit forming part of the purchase price
  • A separate Reservation Fee may also apply
  • Review the legal pack with your solicitor before bidding
Important fee information: The supplied iamsold buyer's guide describes a typical Reservation Fee of 4.5%, subject to a minimum of £6,600 including VAT. Fees can vary by property and seller arrangements. Always check the listing's specific terms and conditions, including any Buyer Information Pack charges, before bidding.
Step by step

Your auction buying journey

Prepare early so you understand both the opportunity and the obligations before making a bid.

Find a property

Browse auction listings and contact Woodstead to arrange a viewing where available.

Check the paperwork

Review the Buyer Information Pack and property-specific terms with a conveyancing solicitor.

Plan your finances

Allow for your maximum bid, fees, deposit, stamp duty, repairs and any mortgage requirements.

Register & bid

Register with the auctioneer, complete the required checks and bid only once you are comfortable with the terms.

If you are the successful bidder, you may need to pay a fee and/or deposit promptly, sign the relevant agreements and complete identity and source-of-funds checks. The exact obligations depend on the auction method and property.
Before you bid

Buying a renovation property? Do your homework.

A house needing work can offer exciting possibilities, but a low guide price does not automatically mean a bargain. The overall cost and suitability of the property matter more than the headline figure.

Frequently asked questions

Auction Property FAQs

Answers to common questions from buyers looking at auction houses and investment properties in Nottingham.

Are auction properties always below market value?

No. Guide prices are used to generate interest and may be below the eventual sale price. Consider the total acquisition cost, property condition, any fees and comparable local sales before deciding what to bid.

Can I buy an auction property with a mortgage?

Potentially, yes. Modern Method of Auction may allow time to arrange mortgage finance, subject to lending criteria, affordability and survey. Traditional Auction's shorter timescales make it generally more suitable for cash buyers. Check the property and your lender's requirements before bidding.

What is a Reservation Fee?

It is normally a non-refundable payment made by the successful bidder to reserve the property under the auction terms, usually in addition to the agreed purchase price. The supplied iamsold guide gives a typical fee of 4.5%, minimum £6,600 including VAT, but the actual amount varies by listing.

How long does buying at auction take?

The supplied guide describes 56 days from receipt of draft contracts for standard Modern Method sales and generally 28 days from exchange for Traditional Auction. Individual property conditions and circumstances can affect timescales.

Can I view an auction property before bidding?

Yes, where viewings are available. We strongly recommend viewing a property and obtaining any necessary professional advice before bidding.

What is the Buyer Information Pack?

It contains legal and property information to help buyers carry out due diligence. It may include title documents, local authority searches and drainage searches. Have your solicitor review it before bidding and check whether a pack fee applies.

What happens if I win and then withdraw?

Under Modern Method of Auction, withdrawing may mean losing your non-refundable Reservation Fee. Traditional Auction can involve exchange of contracts on auction day, with significant legal and financial consequences if you do not complete. Take legal advice before committing.

Can I make an offer before an auction ends?

Offers can sometimes be submitted before the auction concludes, including during pre-auction marketing. It is the seller's decision whether to consider an early offer, and auction fees and conditions may still apply.

Are properties needing major repairs suitable for first-time buyers?

They can be, but condition, renovation costs, mortgage eligibility and completion deadlines need careful consideration. A surveyor, solicitor and mortgage adviser can help assess the risks.

Do auction fees affect Stamp Duty Land Tax?

Some compulsory fees paid to acquire a property can form part of the chargeable consideration for SDLT. Your conveyancing solicitor should confirm how the fees for your particular purchase are treated.
